Gas:
If you have a gas leak or you can smell gas you must immediately evacuate the property and then contact National Grid Gas Emergency Service on 0800 111 999.

Fire:
If there is a fire at the property under no circumstance should you try to put it out yourself. You must immediately evacuate the property and then contact the emergency services to report the fire. After that you must contact us by telephone.

Electricity not working:
Telephone the electricity board to check that the loss of power is not because of a general power cut, unpaid bills or failure to pay for connection. If the loss of power is not due to one of those factors then you must report this issue through this system and contact us by telephone.

What money do I need to move in ?

Our landlords usually require one month’s rent in advance and one month’s deposit however this can change subject to individual landlord requirements. We do not  charge tenancy fees.

What information will I need to supply ?

When applying for a property, prospective tenants will be required to provide valid identification and undergo both credit checks and affordability assessments to ensure they meet the necessary requirements. In accordance with UK legislation, applicants must also demonstrate their Right to Rent by providing appropriate documentation. These checks are mandatory to comply with legal standards and to ensure suitability for tenancy.

What is a tenancy agreement ?

A tenancy agreement is a legally binding document between you and the landlord, applicable only to you and the property you are renting. It will state the amount of rent, the length of the tenancy, your rights and responsibilities. Your agreement will usually be an Assured Short-hold tenancy under the Housing Act as amended in 1996.

What must I do at the end of a tenancy?

As stated in your tenancy agreement, you should leave the property in the condition it was found and in accordance to the photographic inventory taken when your tenancy began. This will include a thorough cleaning of the property including carpets if applicable. Prospects UK will work with you as a tenant to guide you through the moving out process, to ensure it runs as smoothly as possible. Please note if you as a tenant do not leave the property in a good condition or damage to the property occurs your deposit is at risk.

How do I get my deposit back ?

Your deposit is held within a Deposit Protection scheme and detailed in your tenancy. Once an inventory check and conditions inspection has been completed and provided there are no missing items or damage to the property, your deposit will be returned to you through the DPS. Please note You cannot set your deposit against any rent payment due or monies owing.

Who has been holding my deposit ?

Your deposit is held within a government approved Deposit Protection Scheme details of which will be clearly stated in your tenancy agreement provided at the start of your Assured Shorthold Tenancy. Legislation states that if you sign an Assured Shorthold Tenancy, that you must be provided with this information in a prescribed format.
